San Francisco’s hotel market is set for another period of growth over the coming years, fuelled by a recovery of the booming biotech sector. With occupancy rates on the rise and borders open for international travel, The Golden City is optimistic that performance will return to 2019 levels soon, especially given its pipeline.
Tophotelprojects currently has 16 projects, totalling 3,092 rooms, listed in its database in planning or under construction. According to the data service, four (25%) of those will be opening this year, three (19%) are planned for 2023, two (12%) are on track for completion in 2025, and seven (44%) remain in the TBA phase.
Of the forthcoming schemes, four will be in the five-star sector while eight fall into the four-star category. Amongst the properties in the pipeline is a Flat Iron-inspired newbuild designed by acclaimed architectural firm Bjarke Ingels Group, as well as an 800-foot structure set to rise above the greater downtown area.

1 Hotel
Overlooking Bay Bridge, Barry Sternlicht's 1 Hotel offer in San Francisco will comprise 200 guestrooms, a farm-to-table restaurant inspired by north Californian cuisine, a full-service spa and gym, and a wellness programme connecting guests with the natural world. The property is within walking distance of the historic Ferry Building, the newly renovated Transbay Terminal and the ever evolving SoMa district.

The Line
Designed by acclaimed architectural firm Bjarke Ingels Group (BIG), The Line San Francisco will become the first newbuild in the brand’s portfolio when it opens at the kinetic intersection of the SoMa, Civic Center and Tenderloin neighbourhoods later this year. The 12-storey Flat Iron-inspired building will comprise 236 guestrooms and four distinct dining experiences, including a landscaped rooftop solarium.

36 Tehama
Located in the Transbay District, 36 Tehama is a new 185-key micro hotel designed by Handel Architects. The slender, 25-storey tower will comprise six floors of glass boxes floated above one another and staggered to provide breathing room for the adjacent structures. Rooms will average at 180ft2, while the hotel is topped with an enclosed lounge on Tehama Street and a rooftop bar overlooking 524 Howard.

The Langham
Forming part of mixed-use development 555 Howard Street, the 257-room Langham San Francisco will inhabit the first 19 floors of the 37-storey building, with apartments occupying the 17 levels above. On the rooftop meanwhile, a public terrace and garden covered by glass screens offers panoramic views over San Francisco. Committed to LEED Platinum Certification, the project will also address sustainability issues.

Rosewood Hotel
Rosewood is set to arrive in the city’s Transbay District in 2026, occupying 15 floors of a 61-storey, 1.1-millionft² building designed by Pelli Clarke Pelli Architects. Inside, the 180-room hotel will feature a locally inspired design by Joyce Wang, who has been tasked with envisioning wellness concept Asaya, an indoor-outdoor restaurant, patisserie, living room and the Manor Club – the brand’s private lounge.
