Georgia’s capital state is known for its storied past, from the early days as a railroad hub to more recent fame as the birthplace and home of civil rights leader Martin Luther King Jr. In the coming years, the city’s hotel sector could well write a new chapter in its history, with a range of exciting developments in the pipeline.
Tophotelprojects currently has 30 projects, totalling 6,249 rooms, listed in its database in planning or under construction. According to the data service, six (20%) of those will open this year, eight (27%) are slated for 2022, another six (20%) will arrive in 2023, and 10 (33%) are scheduled to be unveiled in 2024 and beyond.
Of the city’s 30 planned schemes, 21 will be in the four-star sector while nine fall into the five-star category. Amongst the properties on the boards are debuts for Thompson Hotels and Nobu Hospitality in the sought-after Buckhead neighbourhood, as well as a dual-tower development from Dream Hotels in the same area.

Thompson Buckhead
Making its debut before the year is out, the 201-room Thompson Buckhead has been envisioned by Rule Joy Trammell + Rubio and Studio 11 Design to create the atmosphere of a luxurious private home, complete with an intimate jewel-box bar, local artwork, abundant greenery and a characterful lobby. Set in an upscale district, the property will also feature a three-meal restaurant, a rooftop bar and lounge with sweeping city views, together with a selection of meeting spaces totalling more than 10,000ft2.

Nobu Hotel Atlanta
Following four years of construction, Nobu Hotel & Restaurant will arrive at mixed-use development Phipps Plaza in 2022. Collaborating with developers Simon Property Group and local architects Beck Group, Nobu Hospitality is set to introduce 150 guestrooms, a signature dining experience, 90,000ft2 wellness and entertainment space, and a 12-storey office building with a three-storey lower level parking garage. All of the new elements will be integrated into the existing footprint of the shopping complex.

Dream Atlanta Buckhead
Just a few blocks over from Thompson in the area known as the ‘Beverly Hills of the East’, Dream Atlanta Buckhead will open by mid-2022. The dual-tower development will comprise 200 guestrooms and suites, 90 private residences, a spa and wellness concept, and five dining and nightlife venues, including a 17,000ft2 rooftop pool bar and lounge. There is also set to be 80,000ft2 of office and retail space, while guests will benefit from access to shopping districts and restaurants along the city's tree-lined streets.

Kimpton Atlanta Midtown
Marking the brand’s third boutique hotel in the city, Kimpton Atlanta Midtown will form part of the landmark Midtown Union complex, bringing with it 230 guestrooms, a ground-level restaurant and bar, a second-storey bar and lounge, and 5,400ft2 of meetings and events space. Located in the Arts Center at 17th Street and West Peachtree Street, the property will look to channel the neighbourhood’s vibrant arts and culture scene, with its own interior design becoming a beacon for local and out-of-town guests alike.

Motto by Hilton Atlanta Old Fourth Ward
While its opening date has yet to be announced, the 146-key Motto by Hilton Atlanta Old Fourth Ward is already making headlines within Georgia. Situated close to the city’s downtown area, the property will form part of Waldo’s, a modern mixed-use development comprising 13,000ft2 of food and beverage venues as well as 120,000ft2 of commercial space and residential units. The hotel itself is expected to feature a speakeasy, full-service restaurant and food stalls in its courtyard, which are open to the public.
