Spagnulo and Partners has designed Borgo dei Conti, a 40-key resort Umbrian resort.

Surrounded by 40 acres of olive groves and lush forestland, the estate features an expansive luxurious spa with both indoor and outdoor facilities, alongside a robust F&B programme comprising fine-dining restaurant, Cedri, classic trattoria, L’Osteria del Borgo, a lounge bar, and an outdoor pool and bar.

The design scheme pays homage to Umbria’s history with the use of rich colour palettes inspired by the work of iconic Renaissance painters such as Pietro Perugino and Raphael, complemented by traditional 19th -century architecture and native materials that are harmoniously paired with contemporary furnishings.

Formerly the residence of popular 19th-century painter Rossi Scotti Counts, the Villa encompasses 21 guestrooms and suites, alongside a lounge bar, reception and living room area, alongside a carefully curated bookshop and the Cedri restaurant. In honour of the Counts that formerly resided there, the Villa also features two grand suites, the Count and Countess.

The Milanese design firm has meticulously restored and retained historical architectural elements throughout, such as the fireplaces, frescoes, beamed ceilings, 19th-century pictorial insertions, which have all been infused with a modern aesthetic flare. Each signature suite provides views of the lush Umbrian landscape and are an emblem of the region’s local cultural heritage. Located on what was once the “noble” floor, the Count suites can be reserved separately or combined, providing guests the option of exclusive access to the entire floor alongside in-room dining services provided by Chef Emanuele Mazzella. Adjacent to the Villa is La Colonica which includes the remaining rooms & suites that will formally debut in 2025.

Borgo dei Conti Resort is part of The Hospitality Experience (THE) – a new collection of luxury Italian properties owned and operated by the Babini Family. The portfolio currently comprises The Place Firenze, Londra Palace Venezia and Borgo dei Conti.
