Ica reveals design process for Moxy Manchester City

Spinningfields is a vibrant district in the centre of Manchester. Once home to thriving docks and warehouses in the 18th century, the area is now a hub for corporate headquarters, fine dining and boutique stores.

Given its 24-hour economy, it’s surprising that Spinningfields has never had a hotel. That was until KE Hotels acquired a site in the heart of the neighbourhood, which had been destined to be another office space. The owner/operator had big plans, so started to explore opportunities with multidisciplinary studio Ica.

The first challenge was getting a hotel layout to work. The building was deep, square and surrounded by low-rise listed structures such as 18th century former textile factory Invicta House. Ica maximised the space and included an additional level within the existing planning consent, condensing 147 guestrooms into the tight 750m² plot. The property also features a living-room-style lobby and a stylish bar on the ground floor.

KE Hotels partnered with Moxy for its playful attitude, with the depth of expertise and research conducted by Marriott allowing Ica to complete the design with a bold theme. After the scheme was refined and perfected, delivery of the hotel on-site was the next challenge, given that the compact site was surrounded by narrow lanes and buildings, as well as restricted vehicle access, a tall building, façade retention and listed structures.

To combat the challenge, Ica introduced the client to Gilbert Ash, a construction partner with experience in hotels as well as historic and high-profile landmark buildings. The firm then produced a well-considered construction strategy at a competitive price that was negotiated to allow work to start on site quickly. Despite the pandemic, work progressed and Ica delivered the finished hotel faithful to the original design and vision.
