While the jury is still out regarding Covid-19’s impact on future hotel development in the UK, hotel construction pipeline data collected by Tophotelprojects on London provides reasons to be optimistic.
Tophotelprojects currently has 88 projects, totalling 16,966 rooms, listed in its database in planning or under construction. According to the data service, 17 of the total pipeline projects will open this year, 28 will open in 2021, 13 in 2022, as well as a further 30 in 2023 and beyond.
Amongst them are conversions from the likes of Oberoi Hotels, Raffles and Six Senses, as well as newbuild properties from The Hoxton, Mandarin Oriental and Pan Pacific, the latter making its European debut with a 237-key project in Aldgate. In addition, NoMad London – designed by Roman and Williams, with EPR taking the lead on the architectural renovation and restoration, and Beck overseeing the bespoke fit-out – will open its doors in Covent Garden’s Grade II-listed Bow Street Magistrates Court this December.

Nobu Hotel London Portman Square
Inspired by Japanese architectural disciplines and minimalist design, with a refined colour palette taking cues from traditional colour combinations found in The Land of the Rising Sun, the 249-room Nobu Hotel London Portman Square – located in the heart of the UK capital's Marylebone district – will feature a signature Nobu Restaurant (the reincarnation of its flagship Berkeley Street venue), a bar and outdoor terrace, plus a 600-person ballroom, gym, wellness facilities and five meeting spaces.

Pan Pacific London
Pan Pacific London will be located in One Bishopsgate Plaza, a high-rise residential and hospitality development currently under construction. Designed by Yabu Pushelberg, the 237-key project will feature a floor dedicated to wellbeing, an 18-metre infinity swimming pool and an abundance of landscaped outdoor space. The hotel will also incorporate 340m² of event space and an adjustable ballroom, while an 18th floor Signature Suite will showcase direct views of the Gherkin building.

The Londoner
Boasting an interior scheme by Yabu Pushelberg and architecture by Woods Bagot, Edwardian Hotels’ 350-key The Londoner will land in Leicester Square with a signature restaurant and terrace in tow, as well as rooftop venues, a whisky bar, two private screening rooms and The Retreat – a dedicated wellness facility in the heart of the city. Combining impressive scale with boutique sensibility, the property sits eight storeys above ground and six below, making it the UK’s deepest hotel.

Raffles Hotel
Set within Whitehall’s Grade II-listed Old War Office building – home to many of the UK’s most important and influential political and military leaders of the 20th century, notably Sir Winston Churchill, David Lloyd George and Herbert Asquith – Raffles Hotel London is a multi-purpose development comprising 125 rooms (of which 40% are suites), 88 private residences, restaurants and other amenities, including a swimming pool, spa, rooftop bar and a ballroom for up to 600 guests.

Six Senses London
Designed by AvroKO in conjunction with EPR Architects, the 110-room Six Senses London will occupy the former Art Deco department store Whiteleys. The structure’s original Grade II-listed façade, central courtyard and dome will all be preserved, as will the statement internal staircase. Inside, an expansive 1,300m² of public space will be made up of a biophilic-inspired ground floor, an all-day restaurant and a signature spa, together with an indoor swimming pool, social club and co-working facilities.
