10 Design to oversee luxury resort in Croatia

10 Design has been commissioned by Sitno Holding Real Estate to lead the masterplan and architectural design for Lukoran Resort, a 77,000m2 site comprising luxury residences and a beach house in Croatia.

Located on the island of Ugljan, the development incorporates a series of villas with private infinity pools, townhouses with shared pool amenity and four apartment blocks. The scheme is underpinned by a publicly accessible beach club situated adjacent to a new marina complete with food and beverage outlets, leisure facilities including gym and spa, small retail units and a large external hospitality space with a pool terrace.

The residency options share a common architectural vocabulary and materiality inspired by the island’s landscape and maritime tradition, contrasting shades of the local stone with dark grey paint and robust steel detailing, while the beach club bears a corresponding palette and will act as a waterfront gateway.

“As the design lead for the first phase of this masterplan, we have realised a scheme which embraces the site’s landscape and celebrates its origins,” says Paul Rodgers, Design Partner at 10 Design. “The brief was to produce a suite of premium products which together create a sense of destination unique to Lukoran. The scheme’s design will set a new benchmark for quality resorts in Croatia.”

Accessible by boat from Zadar, Ugljan is set in the Adriatic Sea and holds a long tradition of fishing and maritime trade. Respecting the island’s natural topography, maximising sea and landscape views, and retaining its indigenous planting were all key drivers behind the design process.
