Glasgow-based architecture and interiors firm Ica has won the Architectural Excellence Award at the 2023 Scottish Property Awards, for its India Buildings project, now home to Virgin Hotels Edinburgh.

The challenging city-centre project is the first Virgin Hotel outside of the US, at the heart of the Scottish capital’s Old Town and a UNESCO World Heritage site.

In an area of the city renowned for its varied topography, picturesque medieval streets and diverse architectural character, Ica’s challenge was to combine the restoration of three distinctly separate at risk listed buildings – which occupy dramatically different levels within the local cityscape – with newbuild elements. The studio focused in particular on re-establishing the historic form of the site, whilst also showcasing a bold, contemporary Edinburgh.

Ultimately, Ica’s design work on Virgin Hotels Edinburgh allowed for the three listed buildings to be linked both to each other and to the new build part of the hotel, with sympathetic yet modern interventions creating a new flow through the site and deliberately framing views of local streets and the Old Town roofscape. The new design creates a bold contrast between old and new, light and dark, modern and traditional.

The Scottish Property Awards is an independent competition which honours the achievements in the real estate sector, including the best new public and commercial buildings. The recognition of Ica – which celebrates its 20th anniversary this year – and its work on the property marks their execution of a historic development, combining the existing elements of unique properties with the perks and privileges of a luxury, contemporary hotel.
