Having just been named the third best city in the world by Time Out – beaten only by Amsterdam and San Francisco, and surpassing London in 13th place – Manchester is flying high at present and its hospitality industry is no different, with a wealth of hotel developments on the boards from Deansgate to Piccadilly.
Tophotelprojects currently has 25 projects, totalling 4,652 rooms, listed in its database in planning or under construction. According to the data service, one of those will open this year, 16 are slated for 2022, two will arrive in 2023, and another two in 2024. There’s also four projects still TBA, including a debut Soho House.
Amongst the properties in the pipeline are the conversion and extension of the city’s Grade II* Listed London Road Fire Station building by The Zetter Group, which will mark its first outpost beyond the British capital, as well as a 412-key newbuild by Accor’s Tribe brand that forms part of the £1 billion Airport City development.

Leven Manchester
Housed in an early 20th century warehouse on the corner of Chorlton Street and Canal Street, Leven Manchester marks the launch of a new lifestyle hotel concept by Manchester-born entrepreneurs and brothers Joshua and Ben Senior, in partnership with Wellbrook Hospitality. Following a renovation, the 42-key property will comprise a lobby and lounge serving coffee and cocktails, while phase two of the project will see a 1,700ft2 bar and 4,000ft restaurant space open on the ground and basement levels.

Leonardo Royal Piccadilly East
Slated to open early next year on the corner of Adair Street and Great Ancoats, Leonardo Royal Piccadilly East will comprise a ground-floor restaurant and café bar, with an outdoor terrace spilling out onto a new public square that forms part of a wider regeneration scheme. Designed by Stephenson Studio with sleek interiors by No Chintz, the Jenga-style hotel will also feature cantilevered planters at the lower levels, as well as a biophilic-inspired gym and wellness studio that can be used for talks, events or workshops.

The Zetter Hotel, London Road Fire Station
London-based The Zetter Group is heading north to open its first Manchester property within the city’s London Road Fire Station redevelopment. The conversion of the Grade II* Listed building will include office space and luxury apartments, along with a cocktail bar, spa and boutique hotel. The latter will provide accommodation in the north and east wings of the structure, while a newbuild extension housing additional guestrooms has been proposed adjacent to the London Road internal courtyard elevation.

Becoming the second UK location for Barry Sternlicht’s eco-conscious lifestyle brand, Treehouse Hotel Manchester will make up the first phase of the former Renaissance Hotel Deansgate’s £200million redevelopment. The 216-key boutique is being designed in collaboration with UK-based studio 93ft, which is restoring the building with an organic yet playful aesthetic while introducing a number of new dining experiences including a rooftop floor restaurant and bar with uninterrupted views across the city.

Soho House, Old Granada Studios
Forming part of Manchester’s Old Granada Studios redevelopment – set to be home to hotels, events venues and offices, together with residential units, modular workspaces, restaurants and retail – Soho House Manchester will mark the third opening for the group’s roadside hotel brand Mollie’s Motel. Though details of the project remain under wraps, it has been announced that Mollie’s will occupy the lower floors of the former television headquarters with rooms and a rooftop swimming pool above.
